Southmoor Park East is located in Denver, Colorado, and is a covenant-controlled neighborhood of 624 homes. The first homes in the neighborhood were built in 1965. Our Homeowners’ Association (SPEHA) sponsors a number of activities each year including a neighborhood picnic, neighborhood garage sale, a concert by the Denver Municipal Band, and other special events. There are restaurants, grocery stores, theaters, and other businesses adjacent to our neighborhood. Many neighbors belong to the Eastmoor Swim & Tennis Club, which is located within the neighborhood. Southmoor Park East contains two city parks, Southmoor Park and Eastmoor Park. The neighborhood is within walking distance to highly rated Southmoor Elementary and the Southmoor light rail station.

New 20mph Signs on Local Streets

Dear Registered Neighborhood Organizations,
 
This week the Department of Transportation and Infrastructure began installing new 20mph signs on local streets citywide. By updating these signs and reducing the speed limit on our local streets, we want to draw attention to the topic of speed in general and help create a culture of safety within our neighborhoods where we are more likely to see people walking and biking.    
 
As part of our strategy moving forward, we plan to reduce the overall number of signs out now with a focus on areas that enter onto the local streets from our arterial streets. We will also post gateway signs as people enter Denver off the highway, that state the speed limit on local roads is 20 mph.  We anticipate that removing/replacing these signs will take up to three years to fully implement from the time we begin.

ChipSealing Maitainance
Saturday, September 9th to Saturday, September 30th, 7:00 am to 7:00pm at Streets of Southmoor Park East
Vance Brothers, Inc. is under contract with the City & County of Denver to resurface streets with a process called Chipseal. Chipseal is a three-step process that will require the streets in our area to be closed during the hours of 7:00 am and 7:00 pm, They will be starting the resurfacing of your
street When "NoParking" signs are placed on your street, please remove vehicles and place them in your driveway or nearest street where "NoParking" signs are not visible.
 
 
Please arrange to keep your vehicles off of your street. Your car may be left in the driveway and you will still have access in and out. We also request that all watering devices and sprinklers be turned off.
 
Step 1: A water-based asphalt is applied with a computerized truck, followed by a machine that applies a thin layer of rock called a "chip," which is set in place by rollers. This step moves fast and only takes a few hours.
Step 2: Within 24 hours of step 1, street sweepers will remove excess "chip" from your street, sidewalks, and driveways. Please drive slowly to prevent loose material from scattering.
Step 3: Once the excess "chip" has been removed, the final coat will then be applied, usually the next day, to hold the excess loose "chip" in place.
 
Common Questions about Chipseal
  • How long does the construction take? Typically, 2-3 days unless rain or threat of rain delays the construction process.
  • How soon can I drive on my street? As soon as the rollers are off the street.
  • How will I know when construction is completed? When "No Parking" signs are removed, work is completed.
  • No Parking signs have been up 24 hours, but no work was done. Why? We set signs hoping to start construction on your street, but occasionally there will be delays.
